Yes. All construction and landscaping must comply with the Los Cerros de Maderas Design Guidelines. Prospective buyers may request a full copy. Here is a short summary:
- Design Harmony: Homes must blend with nature using natural materials and tropical-inspired architecture; no flashy or reflective finishes.
- Approval Required: All construction, landscaping, demolition, or exterior changes need prior written approval with full plans submitted.
- Fees & Deposits: $500 design review fee; $1,500 refundable construction deposit for potential damages or litter.
- Timeline: Construction must begin within 100 days of approval.
- Construction Rules: Work allowed Mon–Fri 7 AM–5 PM, Sat 7 AM–12 PM; sites must stay clean; workers/materials confined to the lot.
- Building Limits: Minimum 3m setbacks; max height 5.5m (8m for lots 1–5); building coverage max 35%; total lot footprint max 60%; pool volume ≤40 m³ unless specific authorization.
- Design Restrictions: No two-story homes on lots 6–15 unless slope allows; clay, palapa, or natural roofs preferred; silver window frames, PVC tiles, and rooftop AC (lots 6–15) not allowed.
- Fences & Landscaping: Max 1.2m height; natural materials only; no chain link/barbed wire; tree removal requires approval; no chemical fertilizers/pesticides.
- Water & Sewer: Each lot must install an approved septic + biofiltration system; private wells are not allowed.
- Lighting & Safety: Exterior lighting must be minimal and low-voltage; fire pits prohibited; neglected lots may be maintained at owner’s expense.
Los Cerros de Maderas is governed by its Covenants, Conditions, and Restrictions (CCRs), with a property manager overseeing daily operations. Prospective buyers may request a copy. Key points include:
- Community Fee: $600/year per lot (2025), adjusted annually; non-payment suspends services.
- Services Provided: Roads, drainage, water, electricity access, gated entry, trash collection, landscaping, and security (once homes are built).
- Water & Electricity: Connection included; billed by usage; all infrastructure remains community property.
- Residential Use Only: Single-family homes; rentals allowed if compliant with rules.
- Lot Maintenance: Properties must be kept clean, landscaped, and free of abandoned or unfinished structures.
- Construction: Requires written approval; must follow design guidelines; violations may be fined or halted.
- Noise Control: Quiet hours from 10 PM–7 AM.
- Pets: Max 2 domestic pets per lot; owners are responsible for behavior, waste, and damages.
- Environmental Rules: No tree cutting, dumping, burning, or harming wildlife; septic and drainage systems must comply with regulations.
- Roads: Internal roads are completed and undergo annual maintenance. The developer is exploring the option of an additional access road.
- Drainage: Fully installed across the community.
- Electricity: Main line with a 75 KVA transformer and centralized meter point. Underground piping is installed to each lot for future cable connections.
- Water: Registered well with a fully underground distribution grid supplying all lots.
- Internet: Underground network ready for fiber optic connection once the service provider activates it.
We do love dogs, cats and other small domestic pets. However, excessive barking or noise will not be tolerated. Chicken and farm animals are not allowed due to potential nuisances unless an exception is unanimously agreed.
No one likes high HOA fees. We intend to be transparent and keep those fees as low as possible based on actual costs. Current fees are $600 annually. We expect to keep fees around $100 monthly in the future.
Special projects requiring additional funds such as road paving will be subject to owners approval.
Current costs to consider are:
- annual electrical grid maintenance
- well maintenance and water pumping
- security and guard
- access road and internal roads annual maintenance
- gardening and landscaping
- other misc. costs
Yes, we do offer on demand property management services and concierge services. You can also work with your own property manager assuming he/she respects the development guidelines.
As a general comment 4X4 is the preferred transportation mode in the area. At the moment, a 4X4 is preferred to access the property. You can also use an ATV or a motorbike.
A few minutes driving, 20 minutes walking down the hill. Considering our altitude, you may not want to walk back up with your surfboard in hand after a good session.
